Columbia sits in a severe-thunderstorm corridor for a good chunk of the year, and the Midlands sees its share of straight-line wind, hard rain, and the occasional remnant of a tropical system that tracks inland well after landfall on the coast. None of that requires a hurricane to put a commercial roof at risk. A low-slope membrane roof is more sensitive to sustained wind and gusting than most owners realize, and the damage usually starts at the edges — literally — before it works into the field of the roof.
Where Wind Damage Actually Starts
Wind uplift concentrates at the roof perimeter, corners, and around penetrations: loose or lifted edge metal and coping, opened seams near parapets, torn or displaced flashing at curbs and rooftop units, and in more severe cases full membrane billowing or ballast displacement on gravel-surfaced systems. Heavy wind-driven rain compounds it by pushing water into any gap that opens, which is why a storm claim often shows up first as an interior leak far from where the actual roof failure happened. We trace that path — from the interior stain, up through the roof deck, to the specific edge or seam failure that let water in.
Storm Damage Versus Ordinary Roof Age
Insurers distinguish sudden storm damage from gradual wear, and that distinction matters for coverage. A roof edge that's been slowly deteriorating for years looks different under close inspection than one that failed abruptly during a specific wind event — fastener pull-out patterns, fresh tears versus weathered cracking, and whether damage lines up with the direction and timing of a documented storm all factor into that read. On older buildings around downtown and the Vista, where roofs often carry decades of prior repairs, separating storm-caused damage from pre-existing wear is one of the more important parts of building a claim that holds up.
Documenting Storm Damage on Large Roofs
Distribution and warehouse buildings along I-20, I-26, and I-77 tend to have large, exposed roof areas where wind speed and uplift pressure can be higher than on a sheltered downtown lot, and where a single storm can affect a wide stretch of edge metal and multiple rooftop units at once. We section these roofs and document failures zone by zone, with photos and measurements tied to specific locations rather than a general description of storm damage. On office and institutional buildings near USC and Fort Jackson, where rooftop equipment density is higher, we also check unit curbs and pitch pockets specifically, since those are common wind-driven leak points that don't always show exterior damage.
Acting Before Evidence Changes
The window to document storm damage cleanly is short. Rain continues to work into an opened seam, foot traffic during emergency repairs can disturb the damage pattern, and a temporary tarp — while necessary to protect the building — can obscure what the original failure looked like. Where it's safe, we photograph and measure the damage before stabilizing the roof, so the claim file reflects the storm event and not the repair that followed it.
